The down payment grants that I have looked up online have been bogus and just junk up my email and I know that there are real home down payment grants or gifting out there but don’t know where to start.

Most grants have to be issued and approved by a mortgagor. The lender has to apply and be approved to use the sources and the underwriters have to go through training requirements for the good ones. Ask your real estate agent or mortgage broker if they are approved with any lenders that offer these.
The best way to get a gift is through a source that is completely independent of any mortgage company. Then you can come to the closing with cash and no one is the wiser. Cash gifting programs can do this but I would not advise you get in with one if you just need some quick money. Rather use them as a way to have a regular flow of tax free income.
The Genesis foundation has a program that has the seller paying your down payment. It’s commonly used with an FHA loan.
